Dampness and moisture have been constant, minor problems for a homeowner in Zanesville, OH, but it wasn't until recent years that she noticed them gradually getting worse.
During winter thaws and spring and summertime rains, she has had to contend with at least one inch of standing water in the basement. This has caused visible water damage on the walls and floor, and mold growth.
The owner had had enough of these issues, and she was ready to address them for good. She has lived in the house for 15 years, and was already thinking ahead. She was concerned not only for her comfort, but that these problems could have a negative impact on trying to sell the house someday.
She contacted Ohio Basement Authority after learning more about our company through our website, and Certified Inspector Travis Burkart visited her and completed a thorough evaluation at the 45-year-old home. Along with the obvious water intrusion issues, Travis noted one of the foundation walls was cracking and bowing inward.
As the clay soils in Ohio become saturated with water, they expand and exert pressure on the exterior foundation walls. As this constant hydrostatic pressure continues to push on the walls, it causes them to move inward and crack in various patterns. These are common signs of wall failure that should be addressed as soon as possible so they will not result in more dangerous conditions that will be costly to repair.
The owner did her research and shopped around by obtaining estimates from other contractors, but she felt confident in the various permanent repair solutions Travis presented to her.
The sub-floor WaterGuard drainage system was installed throughout the entire basement's perimeter. Instead of pooling on the floor, any water that might seep inside the basement will be intercepted by the WaterGuard.
The water is then drained into the UltraSump sump pump, which will pump the water out of the home and away from the foundation. The UltraSump features a high-powered pump inside the liner, as well as an exterior back-up battery. The pump was installed inside the larger TripleSafe liner for easy future upgrades, if the homeowner chooses.
A section of TrenchDrain was installed in the floor near an incline, and attached to the WaterGuard system. An IceGuard was also attached to the exterior sump pump discharge line to prevent flooding if the line freezes or becomes blocked.
A powerful but energy-efficient SaniDry XP dehumidifier was also installed to filter and purify the air, control humidity, and eliminate odors. It easily drains into the UltraSump, eliminating the need to empty any buckets.
To address the problematic south foundation wall, our crew excavated the area outside of the wall down to the footer. The wall was then pushed back to as plumb as possible. To enhance its structural integrity, five Geo-Lock Wall Anchors were installed. These heavy-duty galvanized steel anchors permanently stabilize the wall and help straighten it. A SmartJack was also installed to further support the floor joist in the vicinity of this foundation wall.
The owner now has peace of mind knowing these many products will improve the health and safety of her home, transforming it into a more ideal living environment for herself and future owners.
