Even if you have lived in your home for many years without any structural or water issues, it is common to experience these problems as the home ages. Soil conditions can change and cause the home to settle, and water can find its way inside through a number of ways.
Homeowners in Duncan Falls, OH, have lived in their house for 15 years, but it wasn’t until recently that they noticed some evidence of settling and water intrusion. Some areas of the above floor were not as level as they should be, even though there were several support jacks in the basement, and water damage could be seen on some of the walls.
They have used the basement for storage, but they plan to finish the area in the near future and use it as additional living space. With this in mind, the owners wanted to make sure the basement would always be free of water and structurally stable.
After researching repair options and learning more about Ohio Basement Authority online, they contacted us to obtain a free estimate. One of our inspectors then completed a thorough evaluation at the 18-year-old home and proposed a variety of permanent repair methods to the homeowners.
One of our experienced crews then helped the homeowners create a safer living environment.
Several permanent waterproofing solutions were installed to meet the homeowners’ goals of always keeping the entire basement dry. These included the WaterGuard interior drainage system and UltraSump Battery Back-Up sump pump system. Both of these reliable products work together to keep the basement free of seeping water by intercepting it and pumping it safely out of and away from the home.
A section of TrenchDrain was installed in front of the walk-out basement entrance, and tied into the WaterGuard system. A powerful, energy-efficient SaniDry XP dehumidifier was also installed to rid the basement of humidity and odors by filtering the air. This system drains into the WaterGuard system, so there are no buckets to constantly empty. The exterior drainage system was also updated with thicker pipe and buried safely underground.
A new girder was installed, and the existing support jacks were replaced with more durable SmartJacks. These high-capacity, galvanized steel jacks stop settling and can help raise the floor back to level. Each unit holds up to 30,000 pounds, and can easily be adjusted if any settling occurs.
The owners were pleased these many permanent solutions were installed so their home will be safe and dry for many more years to come.
