Three partial crawl spaces are adjacent to the vast basement area. Each has its own access point, which is open to the basement. While this is convenient for access, it also means the atmosphere inside each crawl space is affecting the basement and the rest of the home. The dirt and gravel floors in these crawl spaces were not covered, any existing insulation was failing, and debris was strewn about.
The owners wanted to correct these issues so their home would always be healthy. They didn’t hesitate to call on Ohio Basement Authority again because of their previous experience on other projects with us.
We encapsulated each crawl space in CleanSpace liner. The home is completely isolated from the earth by this liner, as well as protected from any moisture and vapor intrusion. CleanSpace also insulates the area, helping with energy efficiency. The liner is durable enough to crawl on, so the crawl spaces could be used as functional storage areas.
Spray foam insulation was added to the rim joists for further protection, and vent covers were installed on the home’s exterior to seal the crawl spaces from outside air and pests.

During a recent annual maintenance appointment, Service Tech Brian Thom noticed a crawl space access near the back of the basement. As he looked inside and further investigated the crawl, he found debris and failing insulation and floor liner. He recommended having the crawl space encapsulated by one of our crews, and the homeowners were eager to have this project completed as well.
Foreman Milton Castro led his crew in first removing the nuisances from the crawl space. The dirt and gravel crawl space floor was evened out, and thick drainage matting was placed on the floor to enhance the durability of the encapsulation system. The crawl space was then sealed with CleanSpace liner. Similar to swimming pool liner, CleanSpace is thick and durable. It acts as a moisture and vapor barrier, helps insulate the crawl space, and improves the appearance of the crawl space. This encapsulation project also has helped create a more functional area that can be used as storage.
Along with encapsulating the crawl space, we also installed a SaniDry dehumidifier in the basement to help improve the health and air quality of the home. The compact but powerful and energy-efficient model cleans and filters the air, controls moisture and humidity, and helps reduce odors and the potential for mold growth.
