Why is Foundation Repair Important?
We understand foundation repair can be an expensive and frightening process. That’s why so many homeowners put it off, but doing so only makes your problems worse and the solutions more expensive. It is imperative to start now, otherwise, your home and family will be impacted in the following ways:
Safety Risks
The worst-case scenario is structural collapse, which is preceded by a long list of safety risks. Smaller problems like uneven floors might not seem relevant at first (unless you practically fall over them), but if left unchecked, an issue such as a tilting chimney will collapse. Although stuck windows and doors may seem like minor inconveniences, they might be disastrous in an emergency. We work hard to maintain your foundation’s stability over the long term and protect your home against these threats because we believe that you deserve to live in a safe environment.
Reduced Functionality
Foundation damage prevents your home from being used as it should be. Every time you enter the kitchen, dishes rattle in the cupboards, items roll off counters, and doors and windows won’t open and close correctly. Even toys and other belongings can independently roll over uneven flooring! Daily duties start to annoy and serve as a continual reminder of the escalating troubles that lie under the surface. We understand that it’s irritating, and we agree that you shouldn’t feel as if your house is falling apart.
Costly Home Damage & Repairs
The truth is that repair costs rise along with damage. When left unrepaired, foundation issues only worsen and lead to further types of damage including cracks in the floor, walls, ceiling, and countertops. Early foundation repair may save money on later repairs and give you more time in a safe and secure living environment.
Diminished Property Value
Whether or not you can maximize the value of a property you intend to sell is often a top worry. Symptoms like wall and floor cracks are prominent signs of underlying foundation problems and will not be missed by keen-eyed prospective buyers or thorough home inspectors. While quick and superficial fixes are temporary, they will not address the root cause and often prove to be more expensive in the long run.

Identifying Foundation Problem Signs
Foundation damage leads to many visible symptoms in your home. The most common problem signs include:
- Wall cracks
- Bowing walls
- Visible cracks in exterior brickwork
- Uneven or sagging floors
- Gaps between walls, ceilings, or floors
- Stuck windows and doors
- Leaning chimneys
- Flooding or water damage
- Mold growth
If you notice any of these warning signs, contact a qualified local foundation repair expert as soon as possible.
In many instances, moisture issues like mold growth, musty odors, and water damage are brought on by foundation deterioration. Contact Ohio Basement Authority today if you see any of these problems so we can help you prevent additional harm.
What Causes Foundation Damage?
The main reason why your foundation is damaged is the interaction between two environmental forces, water and soil.
Regions like Ohio and Northern Kentucky have several kinds of soil with varied ingredients and drainage properties. Many cities, such as Cincinnati and Columbus, contain a high amount of silt and clay in their soil composition.
Unfortunately, silt is prone to erosion. Clay holds onto excess water, expands, and pushes against your foundation walls. The latter is known as hydrostatic pressure, which results in damage like wall cracks, bowing, and leaking.
Our region also experiences a humid continental climate with more than 40 inches of average rainfall every year. Silt and clay soils cannot always handle this much water, resulting in flooding and water collecting near your foundation.
Whether from the lack of moisture or copious amounts of precipitation, the soil becomes unstable. This instability means the underlying soil cannot provide your foundation with the support it needs, and it can lead to detrimental foundation or home damage.
Additional causes include:
- Inadequate drainage (broken gutters, improper yard grading)
- Groundwater (aquifers, subterranean lakes or rivers)
- Natural disasters (tornadoes, flooding, earthquakes)
- Leaking internal pipes
- Aggressively growing tree roots

SettleStop Wall Repairs
A basement should not contain any moisture. Unfortunately, damage to the foundation can cause cracks and buckling in basement walls, which provide the perfect opening for water to pour through.
The best option for preventing damage to basement walls is wall repair. Once installed, your basement is better protected from problems like efflorescence or mold.
Our wall repair methods cause the least amount of interruption to your house and yard because the majority of the work is done in your basement, resulting in a quick and tidy installation.
We employ the following techniques for wall repair:

Carbon Fiber Reinforcement
Your basement walls don’t have to be falling down for them to need repair. Sometimes, the walls may be cracking or moving inward less than two inches. In these instances, we install SettleStop Carbon Fiber Reinforcement, a product made to fit in tight spaces while also bolstering and stabilizing basement walls.
We apply an epoxy adhesive to install the high-strength carbon fiber straps on basement walls. The installation is also minimally invasive and is done totally inside your basement. Once installed, the straps, which are 10 times tougher than steel, withstand hydrostatic pressure to fully support your basement walls.

I-Beams
Another option that comes in handy when space is limited is SettleStop IntelliBrace™ I-beams.
Installed vertically on internal basement walls, our steel I-beams are braced to the basement floor and floor joists. The top bolt on the floor joists will be tightened to exert pressure against the walls and hold them in place.
By shifting the weight from the walls to the floor and floor joists, they offer structural support, preventing further inward movement and permanently stabilizing basement walls.

Wall Anchors
SettleStop Wall Anchors offer lateral support to basement walls with more significant damage, specifically walls that show more than two inches of inward movement. This system includes anchor plates that are placed on the inside of the basement walls, as well as earth anchors buried in the soil outside the foundation.
Specialized wrenches are used to tighten the steel rods, which join the plates. The tension created as a result pulls the plates closer to one another, stopping any further inward movement and restoring the structural soundness of the basement walls.
SettleStop Pier Systems
If your walls have diagonal wall cracks, floors feel uneven, and it’s difficult to open and close doors and windows, the source is unstable underlying soil. For permanent reinforcement, it’s necessary to reach bedrock or more stable load-bearing strata.
Our SettleStop pier systems allow the weight of the home to be transferred through piers and down to more stable ground. They prevent future settling, and there’s an opportunity to lift the house back towards its original position. Your property will no longer be susceptible to shifting soil conditions because of the permanent stability provided by our pier systems, which are covered by a lifetime, transferrable warranty.
Ohio Basement Authority uses two types of pier systems – helical piers and push piers. Each functions the same way but differs in its application.
Here’s how our pier systems work:

Helical Piers
Our SettleStop Helical Pier System utilizes steel piers with circular helical plates at their ends, acting like screws to firmly anchor your home in the stable soil below. This guarantees a strong foundation for your property.
The installation process involves excavating the soil to expose the footing and using hydraulic equipment to advance the piers into the soil under the foundation. The helical blades cut through the soil like screws, and our team carefully monitors their progress until they reach the necessary depths and capacities.
To transfer the weight of your home effectively, a durable steel bracket is securely attached to the footing, ensuring that the load is transferred through the piers to the stable soil below.
As part of our meticulous approach, we will also set up benchmarks at the pier installation points. Using a laser level, we place small rivets in the exterior foundation walls. For your peace of mind, we will return to realign the laser level with the rivets, confirming the continued security of the system.
Helical piers are versatile and particularly suitable for supporting lighter structures in various situations.

Push Piers
The SettleStop Push Piers operate similarly to helical piers, but they differ in their design and installation. Push piers consist of elongated steel rods that are pushed into the ground.
After excavating soil to expose the foundation footing, the footing bracket is attached. The piers are then driven through the bracket and deep into the ground. Once they surpass the problematic soil and reach bedrock, your home will be supported by the piers, providing enduring stability.
Similar to the installation of helical piers, our experienced crew will affix benchmarks to the exterior foundation walls above the piers.
SettleStop IntelliJack™ Crawl Space Support Posts

Sagging floors can lead to issues such as creaking noises, tripping hazards, rattling furniture, and an unpleasant visual appearance. Fortunately, our SettleStop IntelliJack™ crawl space support posts offer a solution to these problems.
The SettleStop IntelliJacks™ are robust steel support posts designed for crawl spaces, and they provide additional strength to sagging or weak floor joists in these areas. These support posts are installed beneath the floor joists and securely attached to the support beams above.
Our crawl space support posts are adjustable, allowing them to provide upward support to the floor joists and stabilize the floor structure. With an impressive allowable load capacity of more than 24,000 lbs. per support jack, our crawl space support system has been extensively tested and certified to meet the highest industry standards.

Factors Affecting Foundation Repair Cost
We understand the price of a repair project is something homeowners must carefully weigh. The cost of repairing your home’s foundation can vary based on several factors, including:
- Type of Foundation: Different foundation types require different repair techniques, which can impact the overall cost. For example, repairing slab foundations may look different from repairing crawl space foundations.
- Extent of Damage: The severity of the foundation damage significantly influences the repair cost. Minor cracks may incur lower expenses than substantial shifts in the foundation or structural damage.
- Soil Conditions: The type and condition of the soil surrounding the foundation can also impact the repair costs. For instance, expansive clay soil that expands and contracts with moisture changes can cause more significant foundation issues, resulting in higher repair expenses.
- Location: The geographic location of the home can affect the cost of foundation repairs. Areas with higher living costs or stricter building codes may have increased repair expenses.
Ultimately, the cost of foundation repair depends on the unique circumstances of each home and the severity of the foundation issues that require attention.

FAQs
In most cases, it is possible. However, the extent of the repairs needed may require temporary relocation until the work is done. But don’t worry, your Ohio Basement Authority inspector will guide you through the process and offer you the best possible advice. You’re in good hands.
Techniques like temporarily bracing a wall or shimming floor joists are just that, temporary. Quick fixes and other DIY solutions will not last very long, and your home will continue to experience damage.
However, professionally installed solutions are more reliable and longer lasting. Every foundation repair product we install is a permanent solution designed to protect your home for the life of the structure.
It’s important to always keep an eye out for damage like cracking walls and uneven floors, but checking repair solutions on your own isn’t always as easy.
When your foundation is repaired by Ohio Basement Authority, you can participate in our annual maintenance program. Our technicians will inspect the installed solutions like wall anchors and braces, tightening them if need be. If piers were installed in the ground, they’ll also check benchmarks placed on exterior walls and set up a laser level, for example.
